Sewer Leak Damage Repair is Not a DIY Job

As a water damage repair company in Mendocino, we often get asked how do you know whether your sewer is leaking? We get this call a lot because we go out and do sewer and water tests for Realtors every day.

We do a test for buyers that is probably one of the things that we recommend to anybody who is buying a home. And, any realtor should recommend this to every buyer, even if the home is new. 

If you are buying a home that is older than five years, nine out of the ten houses will have a leak. The leak may not all be under the slab; it could be a faucet, a hose bib or a leak at the meter. Let’s face it, $60,000 in repairs after buying a $300,000 house is not a bill that anyone wants to face.

So, how do I know if my sewer is leaking? If you've got a slow or clogged drain, and you've had to clean it out multiple times, then you probably have a leak. The reason why this isn’t a DIY job, is that you need to determine whether the leak is in the vertical or the horizontal plumbing fixtures, and this often requires a camera to detect.

If you've got a slow clogged drain, the cause can be a leak or a break. When there are two pipes that join together where the fittings are, and roots have eaten their way into the pipes, or it started out as a little leak but roots got in and caused a bigger leak, it could lead to a  separation where dirt and roots can get in, which can cause bigger problems.

Homes are designed so that you're not supposed to smell the sewer gas. So, when you do smell it, SERVPRO Mendocino can come out and check it out for you. If you only smell it around a toilet, it could be a bowl wax. If you smell it around a tub or shower, it could be due to a break above your p-trap coming up to your tub or up to your shower.
